VillageArt AspenRidge Haus – Pricing and Policy This page states policy for the VillageArt AspenRidge Haus -- NOT to be confused with policy for the VillageArt AspenRidge WalkOut. Write to Lowell, reservations manager, at (link) LOWELL for other inquiries. Please mention "AspenRidge" in text or subject line. Check in/Out Standard check in time is 3PM, earlier if arranged with the manager. Standard check out time is 11AM. There will be a charge for checkouts later than noon. All later checkouts must be arranged with the manager. CHECK IN PROCEDURE. Depending on arrival time and circumstances, guests may sign in at the VillageArt Shop in Boulder or at the AspenRidge. Guests will sign their charge slips -- one for reservation fee, one for stay fee, and one for damage responsibility. Guests should expect the management to run the damage responsibility charge BEFORE arrival, and for that money to be refunded if no damage occurs. Driving directions and map will be given on check in or by email before travel. Cleanup Policy AspenRidge Haus guests are normally NOT charged for property cleanup, unless they host a SPECIAL EVENT. Special Event fees are set after consultation on the details of that event. Special Events require an Event Cleanup Fee, amount to be determined. We expect guests to treat the property as if it were their own, i.e. to take care to protect all materials against damage due to reasonable use. If spills occur, we expect a good faith effort to clean them up. We expect guest to guard against all permanent damage to surfaces of fabric, wood, glass, and stone, whether stains, surface scratches, or surface breakage, and we expect them to do this by anticipating the consequences of their actions beforehand. The great majority of guests do this without prompting. We want guests to enjoy fully the use of the property within these guidelines. Some guests gather for festive occasions or athletic events. Such mission-oriented guests may be distracted enough to overlook property treatment standards. For such guest we will exercise, at our sole discretion, the privilege of making a charge for extraordinary cleanup. We expect this to be a charge of the order of $200.00. If rugs or towels are permanently stained or if wood, stone, or glass surfaces are permanently damaged, the charge may be higher. Such extraordinary cleanup (meaning beyond normal cleaning) charges will be made against the “damage responsibility” commitment made by the renting guest. Daily Rates The daily rate is $360.00/ day for 4 persons. Additional persons are $50 per night per person-pair, limit 12 total persons. This additional charge is THE SAME FOR CHILDREN AS ADULTS. HOLIDAY RATE applies from mid-November to Jan 5 of the following year and mid-May (10th to 20th) CU Graduation is $500/day. This is for use of the property. Guests are expected to maintain standards of hygience and order consistent with what they would do if this were their own property. Occupants may wash their dishes and keep house according to custom. Bed linen and fresh towels are provided for change twice per week. Up to 12 day guests (not sleeping on the premises) are permitted; please inform reservations manager before inviting guests. Festive events (which we ENCOURAGE) can be planned with prior arrangements through the manager. The site is wonderful for such use. Pets are not generally permitted within VillageArt AspenRidge Haus. Let us know if you need pet accomodations. Disclose any pet in the reservation process. Please do NOT arrive with an undisclosed pet. Reservation deposit is half the two-day amount. Deposit is 95% refundable if cancellation is made 60 days or more before the reservation begin date. This non-refundable portion is due to credit card charges and other handling costs. Deposit is half refunded if cancellation is made 30 days or more before reservation begin date. Sorry, no refund within 30 days of reservation date; this is consideration for business turned away due to your reservation. We are flexible. If you prefer a different basic service than described here, just ask. Let us know of your special needs and we intend to make sure your stay memorable and delightful. The VillageArt AspenRidge Haus IS a unique place. Weekly Rates The weekly rate is $1800.00 for 4 persons. Additional persons are $250.00/per week per person pair, limit 12 total persons. This additional charge is THE SAME FOR CHILDREN AS ADULTS. HOLIDAY RATE applies from mid-November to Jan 5 of the following year and mid-May (10th to 20th) CU Graduation and is $2400/week. This is for use of the house. Reservation deposit is half of the single week amount. Deposit is 95% refundable if cancellation is made 10 weeks or more before the reservation begin date. This non-refundable portion is due to credit card charges and other handling costs. Deposit is half refunded if cancellation is made 6 weeks or more before reservation begin date. Monthly Rates The monthly rate is $6600.00 for 4 persons. Additional person-pairs are $750/ per month, limit 12 total persons. This additional charge is THE SAME FOR CHILDREN AS ADULTS. The same use rules apply as for daily and weekly use. Reservation deposit is half the single month amount. Deposit is 95% refundable if cancellation is made 12 weeks or more before the reservation begin date. This non-refundable portion is due to credit card charges and other handling costs. Deposit is half refunded if cancellation is made 8 weeks or more before reservation begin date. Colorado sales tax of 4.75% is added to your stay fee at the time the stay fee is charged. SMOKING is permitted outdoors, following safe fire-prevention practices. We have an ample supply of 'outdoors'. Sorry, we cannot permit smoking withing the building. Please use our outdoor ash receptacles. The phone provided on the premises is restricted to local calls (which includes Denver). Firewood is provided on the premises for use by guests. Our expectation is that one of the four fireplaces will be used in winter at the point where guests have a festive gathering and for the duration of that gathering. Guests are welcome to use one facechord of wood (a single depth stack of 4 feet by 8 feet) during their stay. We reserve the right to charge $ 125 per chord for larger quantities of firewood used. This would be taken from the damage responsibility deposit. Lowell, the reservations manager, and Paul, the property manager, are available to help with needs and problems. The basement of the structure is not included in the rental. The basement area may be used by and/or occupied by the property manager, gardener, snow removal person, etc. 4WD -- Four wheel drive is REQUIRED in winter to drive to AspenRidge Haus, if there is snowcover on the mountain roads. Remember this property is at an altitude of 8400 feet, where few have altitude sickness, but they MAY with heavy physical exertion. Use caution and drink plenty of water. Tenants are advised to be careful of all the hazards of high mountain living, which may be different from what they are accustomed to. These include mountain lions, bears, moose, lightning, high wind, falls, ice and snow, rock slides, avalanch, and injury due to skiing or hiking. All wildlife can be dangerous and should not be approached. Our thin air makes sunburn and breathing hazard extreme; protect yourself. This IS a HIGH mountain environment! Disclaimer Principals involved in owning and managing the VillageArt AspenRidge Haus are not responsible for accidents that may happen on or off the property. This property conforms to all laws and regulations of Colorado. Tenants are advised to have their insurances in order and to take all prudent action to avoid harm and injury. Please inform all persons in your party and guests of hazards they may not be aware of. The leasing tenant is responsible for the care and safety of all minor children they bring to the property. |
